Why Live Here?

Wellington Commons has many advantages. We are conveniently located, our townhouses were built by Carr, our crime statistics speak for themselves, everything you need is close by, and we are surrounded by good brick or brick and siding townhouse communities.

But if you're interested in Wellington Commons, you know that there are thousands of townhouses in the area. Why should you live here? We think what sets us apart is that what you see now is good, but not as good as what you will get twenty years from now. We have worked hard to make sure Wellington Commons will become more, not less attractive over time.

The homeowners association is well run. It's run by resident volunteers and East Coast Management. Our vision is that "Properties within Wellington Commons have value, marketability, and are competitive with comparable communities within Fairfax County." Our management goals are to make Wellington Commons a nice place to live, and to support homeowners investment.

* Nice place to live. Managing well means we've arranged to have the trash picked up twice a week, to make sure our trees are fertilized and watered and our homes and the common property are in good repair.

* Support homeowners investment. When you buy a townhouse, you literally buy into a community. A well managed community safeguards each homeowner's investment. We have a replacement and maintenance plan based on engineering studies.

That's unusual - most communities use the builder's assessments and replacement plans. (Replacement plans set aside money to replace things like parking areas and playgrounds). If the builder kept the assessment low by underestimating costs, then special assessments may have to levied when replacement time comes. The choice then is to levy a large, immediate assessment on all homeowners, or let the neighborhood deteriorate. Everyone knows that if the neighborhood deteriorates, your house will be worth less. Everyone knows this; we plan so it won't happen.

These homes were built in the late 1980's, so they are well insulated but are light and airy with many large windows. Older townhouses tend to have fewer, smaller windows and be darker.
